Classroom Conversion and HVAC Replacement - Arcadia, FL
The project consisted of the renovation and conversion of an auto body shop and other class space into renovated classrooms and work areas with new mechanical systems. The original contract scope was a 2 phase project that required the classrooms in PH I to be ready for occupancy by February 16th from a September 30th start date. On this date, the students using classrooms in the upcoming Phase II work moved into the newly completed Phase I classrooms. This move occurred over a long weekend. Phase II started immediately following the class move.
The project was completed in two phases. This is due to the student occupant use of the space while the west wing is being constructed. Upon completion of the West wing, the occupants relocated to the new structure and the renovation of the existing space began. Temporary entry and egress corridors were required to maintain public safety to use this facility while it was under construction.
Magnum Builders was able to maintain the completion schedule in spite of encountering unforeseen sub-surface conditions with blocked plumbing lines requiring additional time to correct before concrete completion. There was also additional asbestos found during the removal that required time to remove prior to being allowed to proceed with construction. All items were addressed swiftly to allow the schedule to be met. Our contract required that the Phase I be complete to allow a move on February 16th since this was the only 3-day weekend allowing the furniture move. This date was met and the move went perfectly. Phase II was completed by June 20th well ahead of the required date for the school year start. Additional work was added to perform a chiller replacement at the East side of the school campus. This change order included replacement of all mechanical equipment and several rooftop units along with ice storage capabilities. The project was completed over the summer and was in time for the start of the school year.
