Magnum Builders provided a competitive bid to Sarasota Memorial Hospital (SMH) facilities construction division for the interior renovation of a 3,449 SF 3rd floor space in the Silverstein Building which adjoins the SMH Campus. Magnum was awarded the project as the lowest and most responsive bid for the work. The project was a medical office completion that created 18 spaces that were designed for exam rooms, Dr. Offices, Laboratory space, ADA and Patient Restrooms, Office administration space, nurse stations and a Patient Waiting area.
The project was permitted by Magnum Builders with the City of Sarasota Building Department. The Tenant, First Physicians Group, was on a schedule to move into this space due to a lease expiring on their current location. This required Magnum to expedite the construction. The project had a significant amount of demolition required before starting the constructive work and Magnum requested and received an early start permit from the Building Department which allow work to begin while the final stages of the permit approval were being completed. This approval allowed 2 weeks of demolition work to be completed in time for the issuance of the Building Permit.
Some window glazing failures were discovered during the construction work and also some minor mold due to window leaks. The mold remediation and reglazing was accomplished in coordination with the original project schedule therefore no delay was experienced from the original completion date.
The project was completed on schedule and 30 days ahead of the lease expiration of the tenant allowing for an easy move-in to the newly completed medical space.
